Everything You Need to Know Before Booking Your Plot
1️] Who is eligible to buy a plot in your projects?
Anyone who is 18 years or older can purchase a plot with us, whether residing in Uttarakhand or outside. However, for non-Uttarakhand residents, the land ownership is subject to the Uttarakhand government’s regulation limiting the purchase to 250 square meters (approx. 2,690 sq. ft.) per family. A valid ID proof, address proof, and PAN card are required at the time of documentation.

To initiate a booking, you’ll need to submit a copy of your Aadhaar Card, PAN Card, and passport-size photo. If you’re a non-resident of Uttarakhand, a self-declared affidavit stating that you do not own any other land in Uttarakhand is also mandatory as per state land laws.
3️] Can I visit the site before booking?
Yes, absolutely. We highly recommend a site visit before finalizing your booking. Our team arranges free or scheduled site visits from both Dehradun and Delhi-NCR depending on availability. During the visit, you can explore the location, check nearby development, and select your preferred plot based on availability.
4️ How do I book a plot?
Once you’ve selected a plot, you can reserve it by paying a token booking amount [typically ₹ 1,00,000 – ₹ 2,50,000 depending on the project]. A booking receipt will be issued immediately, and the plot will be blocked in your name. This amount is fully adjustable in your total plot price.
5️ Is the token booking amount refundable?
Yes, the token booking is 100% refundable before the Agreement to Sell is executed, in case you change your decision. After the agreement, refund policies are subject to terms outlined in the contract.
6️ What is the payment schedule after booking?
We offer flexible payment options. Generally, after token booking, the next payment is made during the signing of the Agreement to Sell, followed by either one-time or phased payments depending on the project. Our team will share a detailed payment plan tailored to your selected plot and preferences.
7️ How long does it take to complete the registry?
Once the full payment is made and documentation is submitted, the registry process typically takes 7 to 15 working days. We assist in scheduling the appointment at the Sub-Registrar Office and provide full legal support during the registry process.
8️ What kind of land do you offer – residential or agricultural?
We offer residential plots, farmhouse plots, and mixed-use plots, all with clear titles and freehold ownership. The usage type is pre-defined according to project and land zoning, and all legal documents are available for verification before booking.
9 Is there any construction support provided?
Yes, we offer basic guidance for plot demarcation, boundary fencing, and recommended contractor contacts for those who wish to begin construction. However, we are not a construction company, so actual building works are done at the buyer’s discretion and cost.
10 How can I resell the plot in future?
You can resell the plot at any time as per freehold ownership rules. We also provide resale assistance through our network and marketing team if needed. Land value appreciation in our completed projects has been significant, making it an attractive investment.
